Real Estate

In Coatepec, foreign individuals can purchase residential or commercial real estate directly in their own name. Because the municipality lies outside Mexico's constitutional restricted zone, no fideicomiso (bank trust) is required.

What we handle

  • Purchase and sale deeds in your name (or jointly with your spouse).
  • Coordination of the SRE permit (granted routinely for non-restricted-zone properties, typically in 2 to 4 weeks).
  • Coordination of your Mexican Tax ID (RFC).
  • Apostille of your foreign documents and certified Spanish translation.
  • Property mortgage formalization, if you are financing the purchase.
  • Donations or property transfers within the family.
  • Condominium regime constitution.

Typical timeline: 8 to 12 weeks from offer to registered title.

Taxes at purchase: State Property Transfer Tax (ITD) of 2% to 3% on the property value — paid by the buyer, same rate for Mexican and foreign buyers.

Corporate

Foreign individuals and companies can hold equity in Mexican corporations under the Foreign Investment Law. Most economic sectors are open to 100% foreign ownership.

What we handle

  • Formation of Mexican corporations with foreign shareholders (S.A. de C.V., S. de R.L. de C.V., S.A.S.).
  • Coordination of apostilled corporate documents from your home country.
  • Annual and extraordinary shareholder meeting protocolization.
  • Capital increases, structural modifications, and dissolution.

Typical timeline: 2 to 4 weeks from name authorization to registered formation.

Family Law

For international families relocating to central Veracruz:

  • Marriage capitulations — establishing or modifying the property regime between spouses.
  • Child recognition — voluntary acknowledgment of paternity or maternity executed before a notary.
  • Authorizations for minors' international travel — required when a Mexican-resident minor (including dual nationals) travels abroad without one or both parents; coordinated with apostille for international validity.
Note: voluntary divorce cannot be processed before a notary in Veracruz; it requires Family Court proceedings. Related patrimonial agreements, however, can be formalized before the notary.

The apostille requirement

This is the single most important administrative detail for international clients: almost every foreign document needs an apostille (or consular legalization) before it can be used in a Mexican notarial transaction.

What is an apostille?

An apostille is an internationally recognized certification that authenticates the origin of a public document (a notarized power of attorney, a corporate certificate, a marriage certificate) for use in another country.

Hague Convention countries — apostille works directly

If your document was issued in a member country of the 1961 Hague Apostille Convention, an apostille from that country is recognized directly in Mexico. This includes the United States, Canada, the United Kingdom, Ireland, Australia, New Zealand, Spain, Italy, France, Germany, the Netherlands, Belgium, Switzerland, Austria, Portugal, most of the EU, Japan, South Korea, Argentina, Brazil, Chile, and 100+ other countries.

Non-Hague countries — consular legalization

If your document was issued in a non-Hague country, it requires consular legalization through the Mexican consulate in that country.

Translation requirement

After apostille (or legalization), every non-Spanish document must be translated into Spanish by a certified court translator (perito traductor) authorized in Mexico. We coordinate the certified translation as part of the transaction.

How we work
