Under Article 27 of the Mexican Constitution, foreigners cannot directly own real estate within 100 km of any land border or 50 km of any coastline. In those areas, foreign ownership requires a fideicomiso (bank trust).
Coatepec lies fully inland in central Veracruz — well outside the restricted zone. Foreign buyers can acquire property directly in their own name through a standard notarial deed, exactly as a Mexican buyer would. No trust required. Same direct title.
